2. Why and What Closing Cost? - The cost to set up your escrow account, origination fee, title policy, insurance.  These are items that can be paid for by the home owner selling you a property.  They usually run no more than 3.5% of the loan amount.  This keeps cash in your pocket allowing for it to be applied towards your down payment.  We always make sure that the buyers we represent have their closing cost covered.

5. Not Doing an Inspection -  After a contract is finalized it is always best to have an outside professional look over the property.  Experienced home inspectors will spend 3 to 6 hours at a home looking over everything.  Afterwards they give a complete written evaluation of they home plus suggestion that need immediate attention.  These summary items are usually taken care of by the seller of the property before the act of sale.  Inspections on homes give you peace of mind after you have closed on the home.
