Getting Loan Approval

Getting Approved is Fast and Easy!

The process to get approved is easier than one might think.  Take the monthly gross income that you make.  This is the amount before taxes are taken out of your income.  Subtract your monthly payment obligations such as credit card payments, medical bills, student loans and car payments.  Don't include cell phone, electric bill, rent or current mortgage payment.  That money will be applied toward your new home.  After subtracting those amounts, multiply it by 30%.  This is the payment the mortgage company will allow for you to pay in a monthly mortgage payment.

Save $91,000 From Buying a Home!

 

 

Make no mistake about it if you have seen the news or read the papers you can quickly see that interest rates are back at record lows.  Rates have not been this low in 53 years.  In 1986 a 30 year fixed rate mortgage was 11½%.  If you bought a $165,000 house back then your mortgage payment would have been $1,633 a month.  If you were to buy a $165,000 home today with the interest rate of 4.875% your monthly payment would be only $873.00 a month.  That’s a monthly savings of $760.00 on your monthly payment if you buy today verses buying the same priced home 23 years ago. 

 

The qualifying income to purchase that home in 1986 was $65,000.  If you bought that same home today your qualifying income would need to be only $35,000.  Knowing that the average income is considerably higher today than 23 years ago and that everything we purchase has gone up; gas, rent, milk, automobiles, etc.  Seeing the difference in these numbers gives consumers a huge advantage of owning a home today verses 23 years ago.  If you bought a home today verses in 1986 and kept the home for 10 years you would save $91,200.  This is the equity you gain from purchasing a home in today’s market.  The old saying goes you make your money when you buy. . .It’s time to buy a home and make money!

Spend a Nickel. . .Save a Dollar!

- Repaint walls with light neutral earth tones if possible

 

- Add a little water to latex paints when touching up.  This will prevent non-matching paint spots.

 

- If you have pet or smoke odor place ½ vinegar and ½ water in a large bowl.  Place in the center of    the room.  Replace with fresh water and vinegar daily.  The vinegar is a neutralizer and will not smell like vinegar.  This works great!

 

- Change you air return filters.  Place a couple of bounty sheets over the filter. 

 

- Straighten closets so you can see the floors. 

 

- Replace light bulbs as needed. . . Brighter the better

 

- Minimize your counter tops.  Put away, cook books, hair dryers, tooth brushes, etc.

 

- Pools should be cleaned and crystal clear

 

- Kitchens and Bathrooms that sparkle sell homes

 

- Do you carpets need cleaning or replacing?  Ask Wayne!

 

 

- Tighten loose door knobs

 

- Check all faucets for leaks

 

- Let the sun shine in, open all blinds before showings

Make Money when you Buy!

If you have remotely considered buying your first home, a new home or just selling your existing home and buying a bigger home, you couldn’t pick a more perfect time than right now!  Interest rates are at historical lows.  The Federal Housing Administration (FHA) has just announced the increase in their insurable loan amount from $226,400 to now over $270,000.  These types of loans only require 3% down. The down payment can be given to you as a gift for your assistance or you can use one of the many down payment assistance programs.  Each loan is evaluated and in some case if you qualify you can receive a 100% FHA loan.  Last month we found a home for a buyer and three weeks later they closed on their 3 bedroom, 2 bath, 2 car garage home for $186,000.  The buyers received a fixed rate FHA loan and only needed $500.00 out of pocket at the closing close.  

 

When buying a home through FHA, credit score is not the main concern.  You have to show a steady payment history but with (DTU) desk top underwriting, every situation is different.  Younger buyers may have no credit but can show steady payments on other items such as cell phones, car insurance or student loans.  You may have been behind on payments in the past but if you can show a pocket time of reason for example: a job layoff or medical leave of absence from employment, these are just two examples a person may have that can benefit them in the underwriting process.  We make buying a home is a safe, profitable and fun experience.   

 

The reality of home ownership is one of the best ways to accumulate personal wealth.  Owning a home gives us a since of accomplishment, stability and security.  Owning a home is like having a separate savings account.  As you pay your payments the principle amount of your loan goes down and  the value of your home increases over time.  I like the example of a couple that bought a home and owned it for five years.  They paid $135,000 for their first home.  They lived in the home for five years.  They maid modest improvements such as painting, putting in new appliances and sprucing up the landscaping.  I listed and sold the home for this couple and watched as they made $30,000 at the closing.  They also received a tax savings from the IRS by righting off the interest payments they paid on their mortgage.  It was really neat to show them the $30,000 they made divided into the months they lived in the home in their case it was 60 months.  This means they received $500 in equity each month they owned the home.  If you subtract the $500 from their mortgage payment of $1100, they lived in a home for five years and only paid $600 a month.
