By Owner:  Sell it Yourself and Pay Nothing

When you place your house for sale with a Realtor, you have to pay a fee which gives a Realtor the exclusive right to sell the property and earn a fee regardless of who buys the home.  My way is different and here is how.  If you list your home with me you pay absolutely nothing up front.  If you sell your home to a neighbor, family member, friend or someone you have shown the home to you pay me nothing.  When you choose Wayne Turner Group to be your Realtor you reserve the right to sell it yourself and pay nothing.  You can cancel anytime and pay me nothing.  Call me if you know of anyone need to get their home sold fast.  I have hundreds of buyers waiting for something new to be placed on the market.

If it Does not sell I'll Buy it!

How does that work?  Why doesn't other Realtors offer a Guarantee?  How can you Guarantee a sale in this market.  These are just a few questions I get asked from home owners needing to sell.  Every home is different but if it qualifies for the buy it I will arrange for the home to be purchased.  There is no cost or any obligation on the part of the seller.  If I do not sell the home I will buy it.  I believe others do not do a Trade/Buy out Guarantee sale for several reasons.  It is complex, time consuming and can be very expensive if you make a mistake.  I personally have done enough sales over my career that I feel very comfortable offering a Guarantee.  Call me if you know someone who needs help selling their home or would like a fast-cash closing.

How to get Tax Money?

If you have owned a home for at least 5 years you are eligible for the new tax credit.  If you close your home before you file you taxes for 2009 you will receive your credit on your 2009 tax filings.  The same goes for first time home buyers.  If you close on a home in February and file your taxes in March you will get your tax money in March 2010. 

If you have a credit score of 620 or higher you could be eligible for the $500 down Rural Housing Development loan.  Why rent?  You can buy a house cheaper than renting.  Call me today to get set up on my auto home search software.  Get every home listed for sale before Realtors.

$6,500 Tax Credit

New $6,500 Tax Credit

The new property owner tax credit is for people who have lived in their home for the last 5 years.  The credit is for 10% of the purchse price of your new home.  Example:  Buy a $225,000 home and get a $2,250 credit.  The credit will be in the form of  a check from your tax return. 

First time buyer tax credits are for 10% on the purchse price.  $8,000 is the maximum a buyer can receive.  The maximum income amount is $125,000 for single people and $250,000 for married couples.

Tax Credits, Foreclosures and Home Sales

Homes Sales on the Rise!

The National Association of Realtors noted a 6.4% increase in home sales for August. This is a Huge sign for our economy.  Foreclosures are still popping up but the reality is that there has been and always will be home foreclosures, divorces and layoffs.  I'm not trying to be a downer but the reality is we have to remain positive.  We can only control what's in our heads.  We can't stay attached to the outcome. 

Home values remain stable and people are buying homes.  The Keller-Williams office in Mandeville, Louisiana posted record home sales for September and October.  It looks like they will be extending the tax credit to April 30, 2010.  This will be the deadline for the finalization of a contract on a home.  The closing date can not exceed June 30, 2010.

 

Fix ups that Pay!

Why my Homes Sell Fast. . .

You want question what to do to sell your home after you read this blog.  I believe in getting to the point so here it is. . .

1.  Clean is free!  Hire someone to clean the house every week while it's listed.

2.  De-clutter. .buyers need to see the bottoms of closets.  Box it and rent a storage unit.

3.  Paint the front door, replace any worn out or faded door knockers or bells.

4.  Landscaping is like icing on a cake.  Spread pine straw.  It dosen't smell bad.

5.  Never smoke in your house, change air filters, clean carpets and paint. 

6.  Bleach and water on the deck then pressure wash the surface.

7.  Tighten loose knobs, leaky faucets and caulk around tubs and sinks

8.  Make the beds, put away shoes, dishes out of the sink, pets out of the house.

9.  It's show time.  Turn on all lights, open blinds, turn on radio, relaxing music.

10.  Now. . .Leave the house,  Never be at home when your house is being shown.

I know this may sound harsh but the competition is fierce.  There are homes on the market and yours must to stand out to get sold.  We always want the shiniest car and cleanest home.  It is an honor to have sold over 1300 homes and this is why.  Your home has to stand out, show the buyer that it is cared for and appreciated.  Give a buyer something to remember about your home.

"Interest Rates Drop Again"

You Can Not Miss This Opportunity!

Just when I thought the rates were unbelievably low the Federal Reserve lower them again.  Today they are 4.75% on a 30 year fixed loan. Talk about amazing.  If you or anyone you know has even slightly considered buying a home they need to act now!  I can get them in a home for as little as $500 if they have a 620 or higher credit score.  If they don't have a score that high, I can show them how to increase their score.
