Preparing to Sell in 2017

Here is an easy step-by-step guide from Wayne on how to enhance your curb appeal and get the most results when listing your home for sale.

Start with Sprucing Up the Outside

1. Pressure wash  everything you own on the outside of your home.  The house itself, the driveway, sidewalks, shed... Anything that can be cleaned should be cleaned.

2. Cut your shrubs to enhance the garden and landscaping

3.  Repaint the front door.  This is the first impression your home buyers will have your home. Make sure the door mat is fresh and everything looks tidy and clean.

4. Replace doorknobs and hinges if they are chipped, dated, or sun stained. This may not seem high priority but you would be surprised at the difference it makes.

Declutter and Spruce Up the Inside

1. Remove any clutter and once it's gone then clean up the space

2. Fresh flowers are always nice, but make sure decor is up-to-date. Definitely remove any off season decorations from past holidays.

3. Touching up paint goes a long way. Hit up any spots that are dingy or chipped.  

4. Clean the interior windows too. After pressure washing the outside and cleaning the inside of windows, the difference is pretty amazing.

How We Work Differently to Get It Sold Fast

Hey I'm Wayne Turner. I'm the Broker/Owner of Turner Real Estate Group. I've been in this real estate business for over 20 years now and I just want to come to you and explain something to you. Your home is on the market, now it's off the market and you're probably getting inundated with phone calls and post cards and real estate agents telling you that they want to sell your house, they can sell your house. You're probably thinking, why in the hell didn't you bring me a buyer when I had the house on the market? And, what are you going to do that's so different to sell my house that the other agent didn't do that they could do?

Here's a couple of reasons. One, you never know when you're going to have a buyer from day to day. You never know if there's a buyer that's interested in your house. Most importantly, it's very, very important for all homeowners to know that the real estate business is divided into two facets. This is what I mean by that. You have a buyer side of the business and you have a listing and a marketing side of the business.

The buyer side of the business you're representing buyers, you're showing property, you're building a relationship with an individual person on a one on one basis. When you hire a real estate agent and/or a broker, you're hiring that person to advertise, to promote, to market the property. Basically you're hiring a marketing company at that point. You're hiring an advertising agency. You want to make sure that they're not only promoting your property in the local MLS to other realtors, but they got to be promoting it to Facebook, Zillow, Snapchat, Pinterest, Instagram, realtor.com, homes.com, and on and on and on.

What we found years ago is that people are using devices, they're using video, they're using the latest and greatest technology. We live in a time where people want to get things done quick, you want your house sold quick, you want it quick, quick, quick, quick, quick. You don't want any stress, you don't want any fluff, you want somebody that's experienced, that's going to sell it for the most amount of money and absolutely cause you no stress.

That's what I focus on. I have literally a buyer agent division in my company where I have five real estate agents and all they do is specialize in working with home buyers, and then myself, I specialize in working with just homeowners to market and list their properties. I have two young ladies in their mid-twenties that focus on marketing, promotion, and advertising a property where we know people are, where we know buyers are. In doing so, that has accumulated to over 30,000 registered prospective home buyers, those are people that are actively searching on our websites using our technology to find a home.

When we list your house, people ask me, Wayne how do you sell a house so fast? How is your average days on the market so much greater than other real estate agents? How are you able to sell a property in a couple weeks as opposed to months on the market. It has a lot to do with once we list your property, we tap into the resource of our buyer bank and we're able to look at your property, take your property, match your property with those buyers, and our software will literally generate a buyer for your property, an absolute list of potential buyers that are best suited to buy your property.

We take that information, we're texting, we're emailing, we're calling, we're confirming that they still are looking for a property and they would like to see this property, and we set up a private showing on the property. That's a big reason why. The second is we're going to market, promote, and advertise your property where we absolutely know people are. Think about it. You just never know when somebody may have a potential friend, family member, coworker, they're buying their first home or anything like that.

Just a couple of things to think about. I started in this business in 1996, 21 years ago, and I specialized in homes that were on the market that didn't sell for whatever reason. I know as a homeowner you're really frustrated and it's aggravating and you're getting phone calls and you're getting postcards and you're getting mail. You're going to get them from me because I feel like if I can educate and show you what we can do better and different for the consumer, then that's exactly what I want to do.
