There can be nothing more frustrating than to put your home up for sale only to have it take months and in some cases over a year to sell.  I have heard of countless stories over the years from disappointed home owners.  This is part of the reason I set out 17 years ago to make a positive difference in the process of selling homes.

Housing Sales...Don't Take my Word for It

We're seeing it in the interest of people wanting to buy a home and those wanting to sell (not just home owners needing to sell). The Mandeville real estate market is picking up in an amazing way.  St.Tammany home sales were up 13% in 2012. I think people are just tired of the what if's and the negative hype of the economy. It's been five years since the bubble burst. We pull weekly reports that show every home sale for free.  Get the facts from our detailed market reports here.

What's Driving The Looming Activity? In weather terms we have a number of conditions in the housing industry that will collide for a period of time in 2013.

  1. Historically low Mortgage Interest Rates. Never before have we seen mortgage rates nearly below 3.0%.
  2. Reduction of New Construction. Due to the tightening of commercial, construction and development financing very few new home neighborhoods have been started and standing new home inventory is dangerously low in many areas.
  3. Slow to rise housing prices. As the inventory for new and used homes has tightened many area around the country are reporting rising prices.
  4. Investors Are Spending Their Cash. A tremendous amount of cash has been sitting on the sidelines waiting for the "right time" to re-enter the marketplace. That time has come, as nearly 70% of real estate investors in 2012 paid cash for the real estate they purchased. Normally, this percentage is in the 20-30% range.
These, along with many other reasons is going to make 2013 a very interesting year in real estate.

Top 10 Reasons to List Your Property in November and December

1. People looking at homes in November and December often have a goal to close before Christmas.  They are the serious buyers!

2. Buying a home is an emotional purchase.  What better time to show off your home than when is decorated for the holidays.

3. Homes tend to be cleaner the last two months of the year in preparation for unexpected guests.  The neatest, cleanest homes are always the first to sell. 

4. Buyers take vacation time off due to no roll over vacation days with their employers.  We see buyers having more time to look at homes.   

5. People need to buy before the end of the year for tax purposes. With rates at 70 year lows many people are calling us to buy investment property.

6. January is when the bulk of corporate transfers happen.  These buyers are looking in November and December.  They cannot wait till January.

7. Home owners who list their home in these last two months get a huge jump start on other home owners waiting till after the New Year. You can simply restrict showings when you see necessary to fit your schedule.

8. You can sell your home but specify a delayed closing day until after the holidays and or the New Year.

9. People looking to buy this time of year have fewer homes to choose from.  Most people make the mistake of waiting till after January 1st to list their property.

10. Cooler weather has always made home shopping much more pleasurable.  The fall time and the holiday months bring out the warmth of emotion. This is when people always buy. 

 

17 Years of selling homes and this holds true every year.  I hear all too often that the winter months are slow yet it always makes me think back to that December when I closed 26 homes.  We are impressionable on each other more than we realize.  Goes back to what I always say…
