House Hunting Without Pre-Approval? Don't Do Yourself a Disservice!

by Turner Real Estate Group

When home buyers call for more information or to set up a showing they're often asked "are you pre-approved with a local lender?" Most say yes as they already know the helpful information that's about to be provided. For those St. Tammany first-time home buyers or those just beginning your search with no pre-approval letter - listen up! This one is for you.

Here are a few excellent reasons as to why you should contact a lender and get pre-approved before beginning your home search:

  • Stay Ahead of the Game: As a potential home buyer you want to always keep yourself one step ahead of the competition. Pre-approval shows that the loan process has been initiated, and a pre-approval letter from the lender gives you an edge if a home ends up with multiple offers.

  • Close Quicker: Pre-approved home buyers usually go to closing more quickly than un-approved buyers as most of the preliminary work for the loan has already been completed.

  • Don't Waste Your Time: It's important to know exactly how much money a lender will qualify you for. Without a pre-approval, you and your agent are just guessing figures. This means wasting you and you agent's time looking at homes you may not even qualify to purchase, and getting your hopes let down if you find the perfect one only to realize you can't afford it.

  • Don't Be at Anyone's Mercy: If you wait to get pre-approved after you make an offer to purchase a home, you're at the lender's mercy. That lender is now aware you don't have time to shop around and find a potentially better deal. By calling ahead you're giving yourself time to shop for the best rate possible!

As a potential buyer, don't be surprised or get frustrated if an agent will not show you property without a pre-approval. You should be alarmed if an agent doesn't ask for one, as it's doing you a disservice as the client. Getting pre-approved protects your best interest!

Selling Tips: Four Surefire Ways to Irritate Potential Buyers and How to Avoid These Costly MistakesIrritating any potential buyers is the last thing you want to do when selling a house because it is can be a challenging and sometimes lengthy process.

The buyer is going to have a wide array of options when deciding on a new home, so they have no problem going somewhere else if they see something they do not like.

While there are a plethora of ways for a seller to irritate a potential home buyer, these are the four most common – and most costly.

Pricing The House Too High

There is nothing worse you can do when trying to sell a home than pricing it too high. While you may think that it gives you room for the buyer to counter at a lower price, they are more likely to simply ignore your listing entirely even if the home is a good fit. The best way to keep this from happening is by pricing your home in the same price range as the rest of the neighborhood.

Not Making Home Repairs

Buyers are going to be immediately turned off if they walk into the home and see a state of disrepair. Not taking the time to make small visible fixes is going to make the buyer think that the house is going to have major issues. Taking the time to get the house in great shape before showing it at an open house will ensure the house sells faster.

Leaving Your Stuff Everywhere

Buyers want to feel like they could move into the house as soon as the purchase is finalized. They also want to envision themselves living in the home, and this is almost impossible if you have your personal items throughout the house. This is more difficult to pull off when selling a home you are currently living in, but it is best to stage the home with as few personal items as possible.

Getting Emotionally Invested

While you may have lived in your house for years, you have to drop any emotional attachment to the home the second it hits the market. You can't take it personally if the buyer wants to make a major change to the house after the purchase. Their idea of a perfect home is not going to be the same as yours. The best way to make sure you do not insult the buyer when they bring up their vision of the home is by letting your agent handle home viewings. If you have become too attached to your home or are guilty of any of the other three things on this list, then you make sure they are corrected before your next open house.

New Orleans Saints Practice in Mandeville Aug. 20!

by Turner Real Estate Group

The New Orleans Saints will practice tomorrow, August 20 at Mandeville High from 7 p.m. to 9 p.m. The stadium will open at 5 p.m. No one is allowed to park on campus until after school lets out at 3:30 p.m. Also, parking will be limited on school property. The practice field will be closed to public parking. Police are also warning spectators to not park on the median of West Causeway Approach. Any vehicles not in compliance will be towed.

Tailgating isn't allowed as the event is being held on school property, and Louisiana law prohibits the use of alcohol on school property. Also, coolers are not allowed inside the stadium.

Several thousand fans are expected to attend the practice. Mandeville Police Chief Rick Richard requests that everyone follow the law and work with the Saints to ensure this is a safe and enjoyable event for everyone. Extra officers will be on site to address security and parking issues that may arise.

It is recommended that spectators arrive early to get a parking spot and a seat in the stadium. For more information on the New Orleans Saints visit www.NewOrleansSaints.com. For more information on Mandeville real estate and St. Tammany property values visit www.MyLocalRealEstate.com.

"If Your Not Happy...Fire Him"

by Turner Real Estate Group

“If You’re Not Happy… Fire Me, it’s that simple,” says Turner.

Turner Real Estate Group is known for selling homes quickly for top dollar and giving clients a stress free home sale. Wayne Turner, Broker/Owner of Turner Real Estate Group in St.Tammany Parish, approaches selling homes as a business. Turner’s brokerage is operated like a doctor’s or attorney’s office in the sense that there is a system for everything.

“Buying a home is a huge goal in most peoples’ lives. It also happens to be one of the largest financial commitments a person will make in their lifetime. It’s imperative that the person you hire have the knowledge and experience in the business,” says Turner. Turner separates each specific task of the real estate transaction into specialized divisions. His Closing Processor handles every particle of the real estate transaction from contract to close of escrow. There’s also a Listing Processor that works diligently to ensure there is never a missed promotional opportunity on property listings.

The Home Buyer Division handles every buyer call with exceptional grace and care. Turner’s agents are specialized Home Buyer Agents that work only with home buyers. This enables them to have laser focus ensuring all potential buyers have loan approval and sufficient funds for a home purchase.

“We make sure we never miss a call. There’s always a live person from our office who answers our phones 24 hours a day, 7 days a week. We understand that people calling about homes have no patience for voicemails,” says Turner.

Selling a home with Turner Real Estate Group gives homeowners an entire team with systems and processes; this guarantees their listings to sell within 90 days. Clients may also cancel their listing agreement anytime and pay nothing. In addition, there are no long term contracts that obligate homeowners for 6 months.

It’s not hard to notice why Turner’s property listings sell so quickly. Vision, focus, leadership and all out passion has allowed Turner to be an industry leader for more than 18 years.  If your looking to sell your home weather it's in Mandeville, Covington, Madisonville, Abita Springs or Slidell, Wayne Turner is the person to call to sell your home.
