"St. Tammany Home Values Stable"

by Wayne Turner

West St.Tammany, Louisiana – December 31, 2010 – Local real estate broker, Wayne Turner of Turner Real Estate Group based in Mandeville Louisiana says; “Home values are stable.  We have seen a slight decline in values by less than a ½ of one percent in 2010.  The number of days a home stays on the market for sale has decreased, making selling a home faster in 2010 than in 2009.  It took an average of 104 days to sell a home in West St. Tammany in 2009 where the average in 2010 was 96 days.”

Just 35 miles from New Orleans and Metairie Louisiana is West St. Tammany Parish.  It covers all of Covington, Mandeville, Madisonville and Abita Springs real estate.

According to the (NOMAR) New Orleans Metro Area Realtors, the average sales price of a home is $255,093.  That’s a 2,292 square foot 4 bedroom 2 bath home.  Turner; a leading Realtor for the West St. Tammany Parish says, “There were 1352 houses sold during the 2010 year in West St. Tammany.”  There has never been a better time to buy a home.  Interest rates being at historical lows are the fuel for today’s positive home buying opportunity.

“It’s a matter of supply and demand like any product or service, says Turner.” The inventor of homes is not a plentiful as you might think.  The homes on the market today are compiled vastly by people who need to sell.  We have a buyer currently looking for a home under $215,000 in Mandeville that is zoned for Mandeville High School and we’re having trouble finding them a home.”

Home buyers in today’s market according to the National Association of Realtors, want a home they can move right into or they want a fixer upper.  The price must match the condition.  Buyers are educated to market values and know a good deal when they see it.

After selling homes for more than 14 years, Wayne Turner has complete knowledge of the market. “I have experienced the real estate market first hand.  Homes are in a beauty contest and extreme pricing competition. Your homes condition must match the price.  To simplify this process use a check list to keep track of what needs to be done while the home is listed.”  For a check list on preparing your home for sale and how to sell it fast go to http://www.CallWayneTurner.com

"Today's Mortgage Payment"

by Wayne Turner

If you bought a $150,000 house today your principle payment would be $783 per month.  This is based on the rates today of 4.5 to 4.75%.  Compare this to the rates 20 years ago 10.5% and that same house would cost you $1,425 a month in 1990.

Homes are at the most affordable level in decades.  Low mortgage rates will allow for people who are willing to purchase now to really benefit from home ownership. To search the entire realtor database for a home simply go to http://www.TotalPropertyAccess.com

"New Covington Shopping"

by Wayne Turner

They have been several new stores to open in Covington, Louisiana since Oct. 1st of this year.  The newest soon to be open is Olive Garden.  With Texas Road House, Kohls, Academy Sports and Hobby Lobby now open, home values are sure to remain steady.  Ever notice how an area of town seems like it's way out away from civilation.  Then all of a sudden several stores open, then other stores open and before you know it your in a super convenient area.

The straight is that most people appreciate their seclusion and privacy yet they like the convenience of being close to shopping, gas stations and groceries.  Having ammenities aroud our homes decreases inconviences.  This makes home values go up. For market reports check out http://www.WayneTurner.com
