Top 10 Reasons to List Your Property in November and December

1. People looking at homes in November and December often have a goal to close before Christmas.  They are the serious buyers!

2. Buying a home is an emotional purchase.  What better time to show off your home than when is decorated for the holidays.

3. Homes tend to be cleaner the last two months of the year in preparation for unexpected guests.  The neatest, cleanest homes are always the first to sell. 

4. Buyers take vacation time off due to no roll over vacation days with their employers.  We see buyers having more time to look at homes.   

5. People need to buy before the end of the year for tax purposes. With rates at 70 year lows many people are calling us to buy investment property.

6. January is when the bulk of corporate transfers happen.  These buyers are looking in November and December.  They cannot wait till January.

7. Home owners who list their home in these last two months get a huge jump start on other home owners waiting till after the New Year. You can simply restrict showings when you see necessary to fit your schedule.

8. You can sell your home but specify a delayed closing day until after the holidays and or the New Year.

9. People looking to buy this time of year have fewer homes to choose from.  Most people make the mistake of waiting till after January 1st to list their property.

10. Cooler weather has always made home shopping much more pleasurable.  The fall time and the holiday months bring out the warmth of emotion. This is when people always buy.

It's Fall In Mandeville

Fall brings incredible weather to us here in Mandeville, Louisiana as well as a long list of exciting events. Many residents here on the North Shore of New Orleans consider fall to be the best time of year. It's a great time to get outside and enjoy all the happenings in and around St.Tammany Parish.

Take a bike ride on the trail head, picnic in the parks, take a walk along the Old Mandeville Lakefront.  Take a tour of the Abita Beer Brewery...Yes all Beer on tap and you can try them all with the price of admission. 

Another one to speak of is the upcoming Monday Night Football game Nov. 5, 2012 when the Saints take on the Eagles. Of course the weather is perfect for looking at Covington real estate.

Terra Bella Village, located of Hwy 1085 in Covington, is hosting their 4th annual Pumpkins-in-the-Park festival on Saturday, October 27, 2012 from 11 am - 3 pm.  The family friendly event is completely free and will feature: 

  • a pumpkin patch 
  • pumpkin decorating 
  • hay rides 
  • fire engine 
  • cookie decorating 
  • inflatables

Festival this Weekend in Old Mandeville

Our Lady of the Lake’s annual “Festival of the Lake” is this weekend in Old Mandeville. The festival will be held Friday, Oct. 19 and Saturday, Oct. 20. The event is free and open to the public.

Four Unplugged will play Friday evening from 8:00 p.m. to 11:00 p.m. Oscar Torres will kick off the music Saturday from 12:00 p.m. to 2:00 p.m. Sharon Schech will play from 2:00 p.m. to 4:00 p.m., followed by Christian Serpas from 4:00 p.m. to 7:00 p.m.

The 610 Stompers will perform starting at 8:00 p.m. Cowboy Mouth will then conclude the festivities and play following the 610 Stompers.

A large variety of food and drinks will be available to purchase. There will also be many vendor booths selling items such as jewelry, clothing, art and more. Games will be available for all ages.

Buy a Home with No Expense

Buying a home in today’s market recently became easier. There are two exclusive programs being offered in St. Tammany. These programs won’t last long though. Now is the time to purchase that perfect Mandeville, Covington or Slidell home.

The Rural Development (RD) program, which will be in effect until March 2013, allows buyers to purchase homes with nothing down with interest rates at a 70 year low. This means that a qualified buyer can purchase a $200,000 house and pay under $1,295 a month.

Another program available is the In House Portfolio Loan. This is a grant program that gives buyers $4,000 towards down payment and closing costs. The best part is the low interest rate of 3% with a fixed rate for 30 years. It is also available to those with a credit score of 600 instead of the traditional 620 score. This opportunity is subject to change on December 31, 2012.

It is possible to own a home and pay less than rent. It is also possible to get into a home without breaking any savings on down payment and closing costs. This is great news for home sellers, as more buyers now have the chance to purchase homes without any added expense.
