"Business is Up 179%"

Thank you to everyone who has giving my team and I such great support this year.  It's true my business is up 179% from last year. This is my second year selling homes in a new market. Not bragging it's just something to be proud of in any market, especially these economic times when other need help and advise. I do not work with builders and I do not do REO's. 26% of my business is short sales and the remaining are people moving up, downsizing or just taking advantage of the absolute best rates for housing we have ever experienced in the history of our country.

I moved to New Orleans, LA. from Nashville, TN 2 years ago. My wife is from New Orleans plus what's not to love about the crescent city. I started a new company June of 2010. I have a small team of 6 full time professionals who each have a specialized roll in the home selling process. Having been personally coached for 12 months by Ralph Roberts and Mentored by the great Sam Miller for more than a decade, I have learned a thing or two about selling homes. It's not that difficult if you adapt and adjust to your market and put the right tools in place. I need to mention that my homes sales are up 179% and I did it with very, very, little money. Benefits of Buying HUD Homes

Mandeville, La. – With the current state of the economy, many people are interested in getting great deals on homes by purchasing foreclosed properties. One option home buyers can take advantage of is HUD homes. HUD foreclosures are different from other types of foreclosures in that they are backed by the federal government.

HUD, also known as the U.S. Department of Housing and Urban Development, is an agency that oversees the Federal Housing Administration (FHA). Therefore, a HUD home is a home that had a FHA insured loan that was foreclosed upon. Once a home forecloses, HUD gains ownership of the home.

Wayne Turner of Turner Real Estate Group has 15 years experience in selling HUD homes, and says buying a HUD home means big savings.

“The last HUD home I closed sold for $167,000. It was a five year old home in great shape. The original owner bought it for $242,000. These are the kind of deals we help home buyers get with HUD properties,” says Turner.

Turner says HUD foreclosures can be purchased for as little as $500 down and HUD will play all the buyer’s closing costs. If a buyer is paying cash, all that is needed is proof of funds. If getting a loan, a buyer has to show that he or she has approved financing.

“Buying a HUD is a bidding process. It’s almost like a silent auction. Buyers place their bids and within 24 hours you’re informed if you got the home or not,” says Turner.

"Festival of the Lake" this Weekend in Mandeville

Our Lady of the Lake’s annual “Festival of the Lake” is this weekend in Old Mandeville. The festival will be held Friday, Oct. 14 from 5 p.m. to 11 p.m. and Saturday, Oct. 15 from 11 a.m. to 11 p.m. The festival is free, and held on the grounds of Our Lady of the Lake Church.

Many items will be available to purchase including food, drinks, jewelry, clothing, art and more. Games will also be available for all ages.

There will be an extensive music line-up at the event. Christian Serpas and Ghost Town will play Friday from 5:15 p.m. to 7:30 p.m. Four Unplugged will then take the stage from 8:00 p.m. to 11:00 p.m.

Sharon Schech will kick off the music on Saturday from 12:30 p.m. to 3:00 p.m. Austin Sicard and the Medics will play from 4:00 p.m. to 7:00 p.m., followed by headliner Cowboy Mouth from 8:00 p.m. to 11:00 p.m.

A red 2012 Ford Mustang convertible will also be up for grabs in the Red Hot Raffle. Other prizes available in the raffle include a sailboat, jet ski, cruise and vacation. Tickets for the raffle cost $40 each. Three tickets may be purchased for $100, or eight for $200. Tickets may be purchased at

Local Broker Presents at National Real Estate Conference

Mandeville, La. – Wayne Turner of Turner Real Estate Group in Mandeville recently spoke at the Star Power Conference, an annual convention where an elite group of real estate professionals gather. This year’s conference was held in San Diego, CA.

Star Power hand picks its mega real estate agents, who sell in access of 100 homes per year. These professionals get home owners the highest prices while selling homes quickly. Turner is considered a forefather of Star Power, having been involved in the group for more than a decade.

As a speaker and panelist at Star Power, Turner discussed the most innovative ways to sell a home in today’s market. With an audience of more than 600 realtors in attendance, Turner was able to bring a positive light to realtors by motivating them to be proactive when selling homes.

In addition to presenting at Star Power, Turner also attended various sessions to hear what other top producing agents had to say.

“Being a part of such an elite group of professionals has allowed me to take my business to the next level. You are what you are around; be around the best to become the best,” says Turner.

Many aspects of real estate are discussed at Star Power, but one subject Turner enjoys educating others about is short sales. 

“Our economy is changing daily. There’s an epidemic in this country, and it’s called home foreclosure. However, there is a solution called short sales. One in every 100 households in St. Tammany are faced with hardships, and I feel compelled to help those people and stop foreclosures.”

Many local residents have come to Turner first when faced with foreclosure, knowing that he is the leader in short sales for St. Tammany Parish.

“I use quantitative data to predict market absorption rates. Your home will also be promoted on over 7,000 websites. We take the guess work out of selling your home,” says Turner.

Being in the business for 15 years has allowed Turner to witness the ups and downs of the real estate market.

“Value is determined by supply and demand,” says Turner. “When people don’t buy we see prices go down; once prices go down we see people buy for the savings.”

West St. Tammany home sales are up 14% from last year according to Turner. His personal sales are also up 61% from last year. 

“Currently there’s an absorption rate of six months, which means that Mandeville real estate is a great investment,” says Turner.
